What is the average price per sq ft in Abu Dhabi in 2026?
It depends on which average you use. ValuStrat, which values homes across the emirate's freehold communities, put the average ready home at AED 1,442 per sq ft in Q2 2026, up 10.9% on a year earlier, and the average off-plan home at AED 2,104 per sq ft, up 21.2% (Khaleej Times, 4 August 2026). In Q1 2026 its off-plan average was AED 2,191, so off-plan prices dipped about 4% quarter on quarter while staying well up year on year.
Portal data gives a wider spread by community. Bayut's H1 2026 report, based on asking prices for ready homes advertised on its site, runs from about AED 1,039 per sq ft for apartments in Al Ghadeer to AED 3,893 on Saadiyat Island. Neither source is a registered transaction price, which is why they differ. Use them to place an area, then price a specific unit against registered sales.
What are apartment prices per sq ft by area?
Bayut groups Abu Dhabi's apartment communities into four price bands. The figures are average asking prices for ready apartments, with Bayut's projected gross yield alongside.
| Area | Bayut segment | Apartments AED/sq ft | Projected gross yield |
|---|---|---|---|
| Al Ghadeer | Affordable | 1,039 | 8.44% |
| Al Reef | Affordable | 1,065 | 8.92% |
| Zayed City | Mid-tier | 1,472 | 3.87% |
| Al Shamkha | Affordable | 1,579 | 6.71% |
| Al Reem Island | Mid-tier | 1,690 | 6.34% |
| Masdar City | Mid-tier | 1,781 | 7.63% |
| Al Raha Beach | Luxury | 1,859 | 5.72% |
| Yas Island | Luxury | 2,393 | 5.94% |
| Al Maryah Island | Luxury | 2,707 | 5.94% |
| The Marina | Ultra-luxury | 2,831 | 5.40% |
| Saadiyat Island | Ultra-luxury | 3,893 | 3.51% |
Two patterns stand out. First, price per sq ft and yield move in opposite directions: the cheapest communities show the highest projected yields, because rents fall less steeply than prices. Second, the gap between the top and bottom of the market is wide, almost four times between Al Ghadeer and Saadiyat. For what those yields look like after costs, see our rental yields guide.
What are villa prices per sq ft by area?
Villas sell for less per sq ft than apartments in the same area, because land and built-up area are larger and the price is spread across more space. Bayut's H1 2026 villa figures:
| Area | Bayut segment | Villas AED/sq ft | Projected gross yield |
|---|---|---|---|
| Al Shamkha | Affordable | 768 | 5.29% |
| Al Raha Gardens | Mid-tier | 984 | 5.91% |
| Al Reef | Affordable | 1,070 | 5.92% |
| Al Samha | Mid-tier | 1,145 | 5.43% |
| Rabdan | Affordable | 1,315 | 5.26% |
| Al Raha Beach | Luxury | 1,418 | 5.11% |
| Al Muntazah | Mid-tier | 1,541 | 5.63% |
| Yas Island | Luxury | 1,634 | 5.00% |
| Saadiyat Island | Ultra-luxury | 2,250 | 4.32% |
Several of these communities, including Al Shamkha, Al Raha Gardens, Al Samha, Rabdan and Al Muntazah, are not on the published lists of investment zones, so a foreign buyer may not be able to hold freehold there. Check tenure plot by plot; our freehold areas guide explains how. For the wider trade-offs, see villa vs apartment.
What about newer areas such as Hudayriyat, Jubail and Ramhan?
Bayut does not report these areas because most stock is off-plan or recently handed over, so there are too few ready listings to average. The best dated references we have found are listing-based: Hudayriyat apartments at about AED 2,400 per sq ft asking and Jubail Island villas at about AED 2,000 per sq ft asking (Property Finder listings, October 2026), and Ramhan Island villas listed at AED 17m to 30m (The National, June 2024). Treat these as indications only. For off-plan stock, the developer's price list and the resale prices recorded on DARI are better guides; our Hudayriyat Island guide covers that market.
Why is the asking price per sq ft not the real price?
An asking price is what a seller advertises; a registered price is what a buyer paid and the transfer recorded. In a rising market the two can be close, but they diverge whenever stock sits unsold or deals close below the list. Three other distortions matter:
Area definition. Sellers may quote the total area including balconies and terraces, or a plot area for villas, while comparables use built-up area. Divide like by like.
Mix. An area average blends old and new buildings, high and low floors, sea and road views. Within one community the spread per sq ft can easily exceed the gap between two neighbouring areas.
Off-plan vs ready. Off-plan prices include the developer's margin, a payment plan and a newer specification, and ValuStrat's averages show off-plan about 45% above ready per sq ft in Q2 2026. Compare off-plan with off-plan and ready with ready; our ready vs off-plan guide explains why.
How do you check the registered price of a property in Abu Dhabi?
Start with DARI, ADREC's real estate platform. A DARI valuation certificate for a single unit costs AED 1,000 and gives an official value reference. DARI also publishes transaction summaries, and a licensed broker can pull recent registered sales for a building or community. For Al Reem and Al Maryah Islands, which fall within ADGM, registrations are held by the ADGM Registration Authority instead.
If you are borrowing, the bank's valuation matters most: banks lend on the lower of price and valuation, so a price well above registered comparables leaves you to fund the gap in cash. Our valuation guide and DARI guide cover both routes.
How should you use price per sq ft when buying?
As a first filter, not a verdict. Use it to see whether a unit is priced in line with its building and area, then adjust for what the average cannot see: floor, view, layout efficiency, condition, the service charge per sq ft and any tenancy in place. A unit that looks cheap per sq ft can carry a high service charge or an awkward layout that limits resale. A unit that looks expensive may sit in the building that every next buyer asks for. For sellers, the same logic applies in reverse: price to registered comparables, not to the highest listing nearby. See how to sell property in Abu Dhabi.
Frequently asked questions
What is the average price per sq ft in Abu Dhabi?
ValuStrat put the average ready home in Abu Dhabi at AED 1,442 per sq ft and the average off-plan home at AED 2,104 per sq ft in Q2 2026. Bayut's H1 2026 asking prices for ready apartments ranged from about AED 1,039 per sq ft in Al Ghadeer to AED 3,893 on Saadiyat Island.
What is the cheapest area per sq ft in Abu Dhabi?
For apartments, Al Ghadeer at about AED 1,039 per sq ft and Al Reef at AED 1,065 had the lowest average asking prices in Bayut's H1 2026 report. For villas, Al Shamkha was lowest at about AED 768 per sq ft, although foreign freehold there should be checked plot by plot.
How much is Saadiyat Island per sq ft?
Bayut's H1 2026 report gives average asking prices of about AED 3,893 per sq ft for ready apartments and AED 2,250 per sq ft for ready villas on Saadiyat Island, the highest in Abu Dhabi. These are advertised prices, so registered sales for the same building are the better reference.
Is off-plan more expensive per sq ft than ready property in Abu Dhabi?
On average, yes. ValuStrat recorded off-plan homes at AED 2,104 per sq ft and ready homes at AED 1,442 per sq ft in Q2 2026. Off-plan prices include a newer specification, a payment plan and the developer's margin, so compare off-plan units with each other.
How can I check what a property actually sold for in Abu Dhabi?
Ask a licensed broker for registered sales in the same building or community from DARI, or order a DARI valuation certificate for AED 1,000. On Al Reem and Al Maryah Islands, registrations are held by the ADGM Registration Authority.
Why are villas cheaper per sq ft than apartments?
Villas have larger built-up areas and plots, so the price is spread across more space, and they need more maintenance. In Bayut's H1 2026 data, Saadiyat villas averaged AED 2,250 per sq ft against AED 3,893 for apartments.
