Have villas or apartments grown more in value in Abu Dhabi?

Apartments, over the last year. ValuStrat’s Q2 2026 review shows apartment capital values up 24.1% year on year and 2.9% on the quarter, against 12% and 1.3% for villas. ADREC’s repeat-sales data for H1 2026, which tracks the same homes selling again, shows the same pattern: apartments up 20%, villas up 12%.

Villas cost more to buy and to run, but they rent for more than twice as much (AED 260,000 a year on average against AED 122,500) and attract longer-staying family tenants. Bayut’s projected yields range from 3.51% to 8.92% for apartments and from 4.32% to 5.92% for villas.

The gains are uneven by district. ValuStrat recorded the strongest apartment growth in Al Reef (41.6%), Al Muneera (24.7%), Al Reem Island (22%) and Saadiyat Island (18.3%). For villas, Al Reef led at 27.9%, followed by Saadiyat at 12% and Al Raha at 4.6%.

Do apartments or villas give a better rental yield?

Apartments, generally. Bayut’s H1 2026 report, based on asking prices and rents for ready homes, gives projected yields of 3.51% to 8.92% for apartments and 4.32% to 5.92% for villas. The highest apartment yields are in more affordable districts such as Al Reef and Masdar City; the lowest are in prime waterfront buildings on Saadiyat.

Villas yield less because land and build costs push the price up faster than rent. Two examples from Bayut’s H1 2026 asking data: a 4-bedroom villa on Yas Island at about AED 7.6 million renting for about AED 351,000, roughly 5% gross, and a 3-bedroom villa in Al Reef at about AED 2.14 million renting for about AED 133,000, roughly 6%. Our rental yields guide has the full area table.

Rent growth also favours apartments for now. ADREC reports new-lease prices up 17% for apartments and 9% for villas in H1 2026, and ValuStrat shows studios (+13.8%) and one-bedroom flats (+7.7%) leading asking-rent growth. Note that outside ADGM the 0% cap now fixes the rent on renewal, so these gains apply mainly to new lettings.

What does each cost to own and run?

Purchase costs are the same percentages for both: the 2% registration fee, agent commission and, if borrowing, mortgage registration and valuation fees. Because villas cost more, the cash amounts are larger. See our buying costs guide.

Service charges are levied per square foot by the owners’ association or master developer. Apartments carry the cost of lifts, lobbies, pools and security in a tower; villas in gated communities pay for roads, landscaping and shared facilities, often at a lower rate per square foot but on a larger area. Our service charges guide lists 2026 ranges by community.

Maintenance is mostly the owner’s cost on a villa: roof, facade, garden, pool, external AC units and sometimes the boundary walls. In an apartment, the building’s structure and common areas are covered by the service charge. Budget a maintenance reserve for a villa and inspect it properly before you buy.

Which is easier to sell later?

Apartments usually sell to a wider pool: first-time owners, investors and overseas buyers at lower price points, with more comparable sales to support the price. Villas are a smaller and more cyclical market, but well-located family villas in established communities have limited supply, which supports values over the long term.

New supply matters for both. ADREC expects about 71,000 more homes in Abu Dhabi by 2030, peaking at about 21,800 in 2028, and many of the largest launches, such as those on Hudayriyat Island, are villa-led. Check what is due in your chosen community before you buy; our market guide tracks the data.
