What is DARI and who runs it?

DARI is the single platform for registering and managing real estate transactions in the Emirate of Abu Dhabi. It was launched in 2022 by the Department of Municipalities and Transport with the Advanced Real Estate Services company (ADRES), according to Property Finder, and is now used alongside ADREC, the emirate’s real estate regulator. Sales, mortgages, leases, title deeds, broker licensing and advertising permits all run through it.

You will also see TAMM, the Abu Dhabi government’s general services portal. Several property services, such as Tawtheeq lease registration and some mortgage transactions, can be started from either TAMM or DARI. Our glossary explains the other bodies and acronyms you will meet.

What can you do on DARI?

Most of the steps in buying, selling, letting or financing a property in Abu Dhabi now happen on DARI. The main services are:

Modon’s July 2026 guide adds that DARI shows investment-zone status, off-plan construction progress and Madhmoun QR codes, and lets tenants open a tenancy dispute case. Services and menus change, so check the current list on DARI before you rely on a particular route.

How do you log in to DARI from the UAE or from abroad?

UAE residents log in with UAE Pass, the national digital identity. Some DARI services also accept your Unified Number (UID) or Emirates ID, as our title deed guide explains.

Owners and buyers who live abroad and have no UAE Pass can use the non-resident log-in on the website or app, or ask DARI customer support to set up a profile (Modon, July 2026). Property Finder described the non-resident route in February 2025 as a verified email address and password. If someone in Abu Dhabi will act for you, they need a properly attested power of attorney; see our power of attorney guide.

How does a property sale work on DARI, step by step?

dubizzle describes the sale flow on the DARI app as follows:

1. The seller or broker opens a Sales/Purchase transaction, selects the property and records the payment method (cash or mortgage).

2. Buyer and seller details are entered, with any power of attorney, and the supporting documents are uploaded.

3. The buyer reviews and approves the agreement, which then goes to the authority for approval.

4. After approval, the parties book a signing appointment, pay the fees and complete the transfer.

5. The new title deed is issued in the buyer’s name and both parties are notified.

Before step 1, the seller needs a Madhmoun permit to advertise, and, depending on the unit, a developer NOC, service charge clearance and mortgage release letter. Our selling guide covers each document and our buying costs guide lists every fee.

What does DARI charge?

Most of the money paid through DARI is government registration fees rather than platform charges:

Fees for optional and in-person services have changed since launch, and the published figures disagree, so check the amount DARI shows before you confirm a booking.

Does DARI cover Al Reem and Al Maryah Island?

Not for registration. Al Maryah Island and, since 2023, Al Reem Island fall within Abu Dhabi Global Market (ADGM), and the Al Reem real estate register moved to the ADGM Registration Authority on 1 January 2025 (ATB Legal). Title deeds, sales and leases there follow ADGM’s rules. Since August 2025, ADGM’s advertising permit has been linked to Madhmoun, so adverts still show a permit. Our Al Reem Island area guide covers the market on the island.

How does DARI help you avoid a bad deal?

Used well, DARI is a due-diligence tool as much as a transaction system. Before you pay a deposit you can ask for the seller’s current title deed certificate, check that the advert carries a Madhmoun permit, look the broker up in the directory and request a valuation certificate to compare with the asking price. Our due diligence checklist puts these checks in order, and our guide to choosing an agent explains the broker licence.

Frequently asked questions

What is DARI in Abu Dhabi?

DARI is Abu Dhabi’s official digital real estate platform, launched in 2022 under the Department of Municipalities and Transport. It is used to register sales, mortgages and Tawtheeq leases, issue title deeds and valuation certificates, and manage broker licences and Madhmoun permits.

Can I use DARI if I live outside the UAE?

Yes. Residents log in with UAE Pass; non-residents can use the non-resident log-in on the website or app or ask DARI support to create a profile. Someone acting for you in Abu Dhabi needs an attested power of attorney.

Is DARI the same as TAMM?

No. TAMM is the Abu Dhabi government’s general services portal; DARI is the dedicated real estate platform. Some property services, such as Tawtheeq registration, can be started from either.

How much does DARI charge to register a sale?

The sale registration fee is 2% of the price, split between buyer and seller by agreement. A mortgage adds 0.1% of the loan. Optional in-person services carry their own fees, which DARI shows before you book.

Can I get a property valuation on DARI?

Yes. Owners can request a valuation certificate for a single unit through DARI for AED 1,000. Banks still commission their own valuation before approving a mortgage.

Does DARI cover Al Reem Island?

Not for registration. Al Reem and Al Maryah are within ADGM, and their real estate registers are kept by the ADGM Registration Authority.
