What is it like to live on Al Reem Island?

The common-law framework and the deep tenant pool suit investors and city professionals in particular.

Al Reem is a dense, high-rise island of residential and mixed-use towers. With about 27,500 units it holds the largest stock of any of Abu Dhabi’s investment zones, and most homes are apartments from studios to three bedrooms. That scale gives residents a wide choice of buildings and price points, and gives owners a large, active pool of tenants and buyers. It is an urban rather than a resort setting, which favours professionals, couples and smaller families who want to live close to work.

Property prices and rental yields on Al Reem Island

Bayut’s H1 2026 report places Al Reem in the mid-tier segment, with asking prices for ready apartments of about AED 1,690 per sq ft, a projected gross yield of 6.34% and average apartment rents of AED 121,000 a year. Together with neighbouring Al Maryah, the island recorded AED 10.5bn of residential sales in H1 2026. Bayut’s figures are asking prices and projected yields rather than transaction data, and with so many towers on the island, building-level differences in age, service charges and views matter more than the island average.

What does ADGM jurisdiction mean for buyers on Al Reem?

Under UAE Cabinet Resolution No. 41 of 2023, Al Reem Island became part of Abu Dhabi Global Market’s jurisdiction on 24 April 2023. Civil and commercial matters fall under ADGM’s common-law framework, and property is registered with the ADGM Registration Authority rather than ADREC. Since 21 August 2025 property adverts in ADGM have also needed an ADGM advertising permit, issued through AccessRP and integrated with Madhmoun. Buyers should make sure their conveyancing, transfer and any mortgage are set up for ADGM procedures from the start.

Who should buy on Al Reem Island?

Al Reem suits investors who want rental income from apartments in a market with depth on both the letting and resale side, and buyers who prefer a central, high-rise lifestyle. Because supply is large, it rewards careful building selection more than almost anywhere else in the city: two similar flats in neighbouring towers can perform very differently. It is less suited to buyers seeking villa space or the scarcity premium of a smaller island.

What are schools, transport and daily life like in Al Reem Island?

Al Reem is linked to the mainland and to Al Maryah Island by bridges and is served by public buses and taxis; Abu Dhabi has no metro. Portals estimate Zayed International Airport at about 25 minutes by car. Peak-hour traffic on the bridges is a common complaint, so test the commute from the specific tower at the time you would travel.

Day-to-day needs are mostly on the island. Reem Mall and Shams Boutik Mall cover shopping, Reem Hospital and day-surgery clinics provide healthcare, and Cleveland Clinic Abu Dhabi is a short drive away on Al Maryah. Property portals list Repton School Abu Dhabi on the island and several nurseries; Sorbonne University Abu Dhabi also has its campus here. Check school capacity and curricula directly before relying on a particular school.

How ODZ advises on Al Reem Island purchases

On an island with this much stock, the work is in separating the right building from the average one. ODZ screens towers for developer track record, service charges, occupancy and the competing supply around them, then prices the shortlisted unit against registered comparables in the same building. We model realistic net yields after costs, check that the transaction is set up for ADGM registration, and plan the exit before you buy, so the unit remains easy to let or resell.

Frequently asked questions

Can foreigners buy property on Al Reem Island?

Yes. Al Reem Island is an Abu Dhabi investment zone where non-UAE nationals can own property freehold, and it holds the largest residential stock of any zone, about 27,500 units. Because the island is within ADGM’s jurisdiction, ownership is registered with the ADGM Registration Authority rather than ADREC.

What is the rental yield on Al Reem Island?

Bayut’s H1 2026 report gives Al Reem apartments a projected gross yield of 6.34%, with average apartment rents of AED 121,000 a year and asking prices of about AED 1,690 per sq ft. These figures are based on asking prices and rents for ready property, so the net yield on a specific unit will be lower once costs are included.

Is Al Reem Island part of ADGM?

Yes. Al Reem Island has been part of Abu Dhabi Global Market’s jurisdiction since 24 April 2023, under UAE Cabinet Resolution No. 41 of 2023. Civil and commercial matters fall under ADGM’s common-law framework, property is registered with the ADGM Registration Authority, and property adverts need an ADGM advertising permit.

What type of property can you buy on Al Reem Island?

Al Reem Island is mainly an apartment market, with high-rise residential and mixed-use towers offering studios to three-bedroom units. Its scale means a wide range of buildings, ages and price points, so buyers should compare towers on service charges, developer quality and competing supply as well as on asking price.

Is Al Reem Island a good investment in 2026?

It can be for income-focused apartment buyers. Bayut’s H1 2026 report shows a projected gross yield of 6.34% at about AED 1,690 per sq ft, and the island has the deepest letting and resale market of any investment zone. Returns depend on the tower, so compare service charges, age and competing supply before buying.
