What is it like to live on Al Maryah Island?
For investors, that tenant base and the prestige of a central address are the core of the case.
Al Maryah Island is Abu Dhabi’s central business district and the home of Abu Dhabi Global Market. Daily life revolves around offices, The Galleria Al Maryah Island and Cleveland Clinic Abu Dhabi, a 364-bed Mubadala partnership. Housing is mainly high-end apartments and branded residences, so residents trade garden space for a short walk to work and a polished urban setting. It favours professionals who want to live where they work and owners who want a recognisable, central address.
Property prices and rental yields on Al Maryah Island
Bayut’s H1 2026 report places Al Maryah in the luxury apartment segment, with asking prices of about AED 2,707 per sq ft and a projected gross yield of 5.94%. Bayut reports the same projected yield for Yas Island. As with all Bayut figures, these are asking prices and projected yields for ready property rather than transaction data, and the smaller stock means individual buildings can move the average noticeably.

Buying property under ADGM rules
Because Al Maryah sits within ADGM, property matters follow ADGM’s common-law framework, and registration runs through the ADGM Registration Authority rather than ADREC. Since 21 August 2025, every property advert within ADGM’s jurisdiction has needed an ADGM advertising permit, issued through its AccessRP platform and integrated with Madhmoun. For buyers this means checking that the listing is permitted, that conveyancing is set up for ADGM procedures and that any lender is comfortable with registration on the ADGM register.
Who should buy on Al Maryah Island?
Al Maryah suits finance and corporate professionals who want to live in the district, investors targeting executive tenants, and buyers who want a premium apartment in a central location without moving to an island resort community. It is less suited to families looking for villas or outdoor space, and buyers should be comfortable that a small, high-end market can take longer to resell than a larger, mid-tier one.
What are schools, transport and daily life like in Al Maryah Island?
Al Maryah is the most central of the island districts: portals put downtown Abu Dhabi under 10 minutes away and Zayed International Airport about 25 to 30 minutes by car. Bridges connect it to the mainland and to Al Reem Island, public buses serve the area, and many residents walk to offices in ADGM.
The Galleria Al Maryah Island, a large mall with a cinema and a rooftop park, and Cleveland Clinic Abu Dhabi cover shopping and healthcare on the island. There are no schools or nurseries on Al Maryah itself; portals list Repton School Abu Dhabi on neighbouring Al Reem, a short drive away, among the closest options. Housing is almost entirely high-rise, and the pace of life follows the business district.
What are the pros and cons of buying in Al Maryah Island?
| Pros | Cons |
|---|---|
| Walking distance to ADGM offices and the city’s financial district | No schools or nurseries on the island itself |
| Cleveland Clinic Abu Dhabi and The Galleria on the island | Almost entirely apartments, with no villas or gardens |
| Projected gross yield of 5.94% for luxury apartments (Bayut H1 2026) | A small market, so a resale can take longer to find the right buyer |
| Executive and corporate tenant demand | Branded residences can carry extra brand and service fees |
| Under 10 minutes to downtown, per portal estimates | ADGM registration and advertising permits differ from DARI procedures |
How ODZ advises on Al Maryah Island purchases
In a compact luxury market, building quality, management and view decide value more than the island average. ODZ shortlists residences against your brief, compares asking prices with registered sales in the same tower, and reviews service charges, branded-residence fees and the depth of the executive rental market. We also check that the transaction is structured for ADGM registration and plan a realistic exit route, so the asset remains attractive to the next buyer.
Frequently asked questions
Can foreigners buy property on Al Maryah Island?
Yes. Al Maryah Island is one of Abu Dhabi’s investment zones and was on the original list opened to foreign freehold ownership in 2019. Non-UAE nationals can own apartments and branded residences there freehold, with property registered through the ADGM Registration Authority because the island sits within ADGM.
What is the rental yield on Al Maryah Island?
Bayut’s H1 2026 report gives luxury apartments on Al Maryah Island a projected gross yield of 5.94%, with asking prices of about AED 2,707 per sq ft. This is a gross figure based on asking prices and rents for ready property, so the net yield on a given unit will be lower after service charges and vacancy.
Do property adverts on Al Maryah Island need a permit?
Yes. Since 21 August 2025, all real estate adverts within ADGM’s jurisdiction, which covers Al Maryah and Al Reem islands, have required an ADGM advertising permit. It is issued through ADGM’s AccessRP platform and integrated with Madhmoun, Abu Dhabi’s listing permit system, so buyers can check that a listing is legitimate.

Is Al Maryah Island good for families?

How far is Al Maryah Island from the airport and downtown?
