ABU DHABI AREA GUIDES
Hudayriyat Island Property Guide
Hudayriyat Island suits buyers who want a large villa or plot in a new leisure-led community, and foreigners can buy freehold in Modon’s communities there. It was Abu Dhabi’s top area for residential sales in H1 2026, but most stock is off-plan, so it favours patient end users and long-term investors over buyers needing rent now.

What is it like to live on Hudayriyat Island?
Its location next to Al Bateen also keeps it close to the established city, which is unusual for a new villa island.
Hudayriyat is a leisure and sports island beside Al Bateen, master-developed by Modon. Its anchors include Surf Abu Dhabi, Velodrome Abu Dhabi and the Marsana waterfront. Residential communities such as Nawayef, Al Naseem, Bashayer and Wadeem focus on villas and plots, with Nawayef villas ranging from 350 to 2,700 sq m. The result is a low-density, outdoor-oriented setting close to the established city, which favours families who want space and an active lifestyle without moving far from central Abu Dhabi.
Property prices and sales activity on Hudayriyat Island
Hudayriyat was Abu Dhabi’s top area for residential sales in H1 2026, with AED 19bn, about 27% of the emirate’s residential total, and it led for a second consecutive period. Bayut does not publish ready-property asking prices or projected yields for the island because most of the stock is still off-plan. That means there is no reliable rental yield benchmark yet, and buyers should judge value on the developer’s price list, payment plan and comparable launches rather than on established resale evidence.

Buying off-plan on Hudayriyat Island
With most homes sold off-plan, the quality of the contract matters as much as the location. Off-plan sales in Abu Dhabi must be entered in the Interim Real Estate Register, and an unregistered sale is not legally binding. Buyers should check the project’s registration, the escrow arrangements, the handover timetable and what the contract says about delays and cancellations. Payment plans can spread the cost, but they also mean committing capital to a home that will not produce rent until completion.
Who should buy on Hudayriyat Island?
Hudayriyat suits families planning to build or move into a large villa, buyers who want a plot in a new master-planned community, and long-term investors comfortable with off-plan timelines. It is less suited to buyers who need immediate rental income or a proven resale track record. Buyers planning a Golden Visa should note that ADRO’s off-plan rules require at least AED 2m to have been paid to the developer.
What are schools, transport and daily life like in Hudayriyat Island?
Hudayriyat is reached by bridge from the mainland near Al Bateen. Developer and broker listings put downtown Abu Dhabi about 20 minutes away and Zayed International Airport roughly 30 to 40 minutes, depending on traffic. Everyday trips are by car.
There are no schools on the island yet. Portals list schools on the nearby mainland, such as the American Community School of Abu Dhabi, Lycée Français Théodore Monod and Al Bateen Academy, and hospitals such as NMC Royal and Burjeel are also on the mainland. On the island, the beach, the Marsana waterfront, Surf Abu Dhabi, Velodrome Abu Dhabi and cycling and running trails shape daily life. Community facilities will grow as phases complete, and construction will continue around new handovers for several years.

How ODZ advises on Hudayriyat Island purchases
For a new, largely off-plan island, ODZ’s work is to test the launch price, the plot and the contract before you commit. We compare price lists and payment plans across Hudayriyat communities and competing villa launches, review plot position, orientation and size against your brief, and check registration and escrow arrangements. We then set out a realistic holding period and exit, so you understand when and to whom the property is likely to resell.
Frequently asked questions
Can foreigners buy property on Hudayriyat Island?
Yes. Modon launched freehold communities on Hudayriyat Island in 2024, and foreign buyers can purchase within them. Because tenure in Abu Dhabi is set plot by plot and project by project, buyers should confirm the title type for the specific villa or plot on DARI before signing.
Why is Hudayriyat Island so popular with buyers?
Hudayriyat was Abu Dhabi’s top area for residential sales in H1 2026, recording AED 19bn, about 27% of the residential total, and it led for a second consecutive period. Buyers are drawn by large villas and plots in a new leisure-led island next to Al Bateen, with anchors such as Surf Abu Dhabi and Velodrome Abu Dhabi.
What is the rental yield on Hudayriyat Island?
There is no reliable published figure yet. Bayut does not report ready-property asking prices or projected yields for Hudayriyat Island because most of the stock is still off-plan. Buyers should treat any quoted yield with caution and base decisions on price, payment plan, handover timing and long-term holding plans.
Does an off-plan villa on Hudayriyat qualify for a Golden Visa?
It can. The Abu Dhabi Residents Office grants a 10-year Golden Visa to property investors with at least AED 2m in real estate. For off-plan property, the buyer needs a purchase agreement with an approved developer and proof that at least AED 2m has already been paid to the developer.
Is Hudayriyat Island good for families?
It suits families planning to move into a large villa with outdoor leisure close by, but there are no schools on the island yet, so children would travel to schools on the mainland, such as those in Al Bateen and Al Mushrif. Families should plan around handover dates and ongoing construction.
How do you get to Hudayriyat Island?
Hudayriyat Island is reached by bridge from the mainland near Al Bateen. Developer and broker listings put downtown Abu Dhabi about 20 minutes away and Zayed International Airport roughly 30 to 40 minutes by car. There is no public rail link, so residents drive or use taxis.
