BUYER & SELLER GUIDES
Ready or Off-Plan Property in Abu Dhabi: Which Should You Buy in 2026?
Choose ready property for rental income, immediate use and lower prices (AED 1,442 per sq ft against AED 2,104 off-plan in Q2 2026, ValuStrat). Choose off-plan for payment plans and new communities, accepting delivery risk. Off-plan made up 89% of Abu Dhabi’s residential sales value in H1 2026 (ADREC).

What is the difference between ready and off-plan property?
A ready (secondary or completed) property is built, has a title deed and can be occupied or let as soon as the transfer is registered. An off-plan property is bought from the developer before completion: the sale is entered in Abu Dhabi’s Interim Real Estate Register, you pay in instalments during construction, and you receive the title deed after handover. Our off-plan guide explains the register and escrow rules, and our handover and snagging guide covers completion.
Off-plan also accounted for 82% of deals in H1 2026. Financing differs too: a resident buying a first home can borrow up to 80% on a ready property, against 50% on off-plan.

| Payment | Full price at transfer (cash or mortgage) | Instalments to the developer during construction |
| Maximum mortgage (CBUAE) | 80% resident first home ≤ AED 5m; 70% above; 60% second home | 50% for everyone |

Why is off-plan so dominant in Abu Dhabi right now?
Supply and payment terms. ADREC’s H1 2026 report shows AED 70.4 billion of residential unit sales, with off-plan at 89% of value and 82% of deals, and ten developers taking 90% of off-plan primary sales. Large launches on Hudayriyat Island (AED 19 billion, 27% of residential value) and Saadiyat Island led the half year.
The ready market is smaller and more cash-driven. ValuStrat counted 1,145 ready-home sales in Q2 2026, down 28.3% on a year earlier, at an average of AED 2.8 million, against 6,061 off-plan sales averaging AED 4.4 million. ADREC reports that 61% of ready purchases in H1 2026 were paid in cash. Fewer ready deals do not mean weaker prices: ready values per square foot still rose 10.9% in the year.
Is off-plan cheaper than ready property in Abu Dhabi?
Not per square foot. On ValuStrat’s Q2 2026 figures, off-plan sold at an average of AED 2,104 per sq ft and ready homes at AED 1,442. Part of the gap is mix: new launches are concentrated in prime islands and newer specifications, while the ready stock includes older buildings and more affordable districts such as Al Reef.
What off-plan offers is not a lower price but a lower amount paid up front and a newer product. Off-plan prices fell 4% on the quarter in Q2 2026 while still up 21.2% on the year, which suggests launch pricing is now being tested. Compare any launch price with registered resales in the same community before you commit; our valuation guide shows how.
How does financing differ for ready and off-plan?
The Central Bank of the UAE caps loan-to-value at 50% for any off-plan purchase, whoever the buyer is. For a ready home, a resident buying a first home worth AED 5 million or less can borrow up to 80%, falling to 70% above that and 60% for a second home (CBUAE rulebook). Non-residents usually get 50% to 60% under bank policy. See how off-plan payment plans spread the price, with a worked example.
In practice, most of an off-plan price is paid to the developer in instalments before a bank will lend, so check that you can fund the plan from your own money. With a ready home, the deposit and fees are due at transfer and the mortgage covers the rest. Our mortgage guide has worked examples, and buying costs lists every fee.
Which is better for rental income?
Ready, in the short term: a ready unit earns from the first month and you can see the actual rent, service charge and tenant demand. An off-plan unit earns nothing until handover and then has to find its first tenant, often at the same time as hundreds of identical units in the same project.
Two 2026 factors matter. Outside ADGM, the 0% rent cap fixes the rent on a tenanted resale at the last registered Tawtheeq rent, so an investor buying with a tenant in place is buying that rent. And ADREC expects about 71,000 new units by 2030, peaking at about 21,800 in 2028, so handovers in popular districts may compete for tenants in those years. Our rental yields guide compares areas on gross and net yield.
What protects off-plan buyers, and what risks remain?
Every off-plan sale must be entered in the Interim Real Estate Register; an unregistered sale is not legally binding. Law No. 2 of 2025, in force from 2 August 2025, strengthened the sector law, and DMT decisions now govern escrow withdrawals (No. 24 of 2025) and refunds when an off-plan unit is cancelled and resold (No. 165 of 2025).
The remaining risks are commercial: completion delays, changes to the specification, a crowded handover period and the price of the unit when you want to sell. Reselling before handover usually needs the developer’s approval, and Bayut reports that developers such as Aldar typically require 30% to 40% of the price to be paid first. A ready purchase carries different risks, mainly the condition of an older building and its service charges; see our service charges guide.
Ready or off-plan: which suits you?
| If you… | Lean towards |
|---|---|
| Need to move in or earn rent within months | Ready |
| Want the highest mortgage on a first home | Ready |
| Want to see the exact unit, view and service charge history | Ready |
| Prefer to pay in stages over several years | Off-plan |
| Want a new specification or a launch in a new community | Off-plan |
| Want a Golden Visa quickly on a payment plan | Ready, or an off-plan plan that reaches AED 2m paid early |
| Are buying to resell before completion | Off-plan, with the assignment rules checked first |
Many investors hold both: a ready unit for income now and an off-plan unit for the next cycle. Our best areas guide shows which districts are mostly ready stock and which are mostly launches.

It depends on your goal. Ready homes cost less per sq ft (AED 1,442 vs AED 2,104 in Q2 2026), can be financed up to 80% for a resident’s first home and earn rent immediately. Off-plan offers staged payments and new stock but carries delivery risk and a 50% mortgage cap.
What share of Abu Dhabi sales are off-plan?
In H1 2026, off-plan accounted for 89% of residential sales value and 82% of deals, according to ADREC.
Can I get a mortgage on off-plan property in Abu Dhabi?
Yes, but the Central Bank of the UAE caps loan-to-value at 50% for off-plan, and most of the price is usually paid to the developer in instalments before a bank lends.
Does off-plan property qualify for the Golden Visa in Abu Dhabi?
Yes, once at least AED 2 million has been paid to an approved developer, according to the Abu Dhabi Residents Office. A ready property worth at least AED 2 million qualifies on purchase.

Usually, with the developer’s approval. Bayut reports that developers such as Aldar typically require 30% to 40% of the price to be paid before approving an assignment.
Are off-plan prices in Abu Dhabi falling?
Not on the year: ValuStrat’s off-plan average was up 21.2% year on year in Q2 2026, but it fell 4% on the quarter, the first sign that launch pricing is being tested.
