How Much Is My Property Worth in Abu Dhabi? A 2026 Valuation Guide

Your Abu Dhabi property is worth roughly what comparable units in the same building or community have recently sold for, adjusted for view, floor, layout, condition and any tenancy. Values have risen over the past year: ADREC reports repeat-sale prices up 20% for apartments and 12% for villas in H1 2026. A comparable sales analysis gives a working number within days; a bank or DARI valuation formalises it.

What are the three ways to value a property in Abu Dhabi?

There are three: a formal valuation by a licensed valuer, official data published by ADREC and DARI, and a broker's comparative market analysis. Each answers a slightly different question, and an accurate selling price usually draws on all three.

1. A formal valuation. Banks commission an independent valuation before approving a mortgage, typically costing AED 2,500 to 3,000 plus VAT. Many valuers work to the RICS Valuation – Global Standards (the "Red Book"), whose current edition took effect on 31 January 2025. A formal valuation is cautious by design: it supports lending, not marketing. If a buyer's bank values your home below the agreed price, the buyer must fund the gap in cash or renegotiate.

2. Official data from ADREC and DARI. ADREC publishes biannual market reports, dashboards and an interactive map on its website. Through DARI, owners can also request a valuation certificate for a single unit, which states the approximate value of the property. It costs AED 1,000, needs no documents, and can be requested with UAE PASS or at a service centre. We have not found a free, instant automated valuation tool from ADREC or DARI for individual units, so treat the certificate as an official reference point rather than a marketing price.

3. A broker's comparative market analysis. A good analysis starts from registered sales of similar units, ideally in the same building, over the last six to twelve months. It then adjusts for the differences that matter. It should rest on achieved prices, not asking prices. Portal averages such as Bayut's are based on advertised prices, which run ahead of what buyers actually pay.

What drives the value of a property in Abu Dhabi?

Location sets the range. Within a building, value is driven by view, floor, layout and running costs. Two apartments of the same size in the same tower can differ materially in price.

View. Uninterrupted sea, canal or golf views command a clear premium, and a protected view is worth more than one a future tower could block.

Floor. Higher floors usually achieve more, up to the point where lift waiting times and service levels become a concern.

Layout. Usable space matters more than gross area. Buyers will often pay more for a smaller unit with a good layout than for a larger one with long corridors.

Service charge. High annual charges reduce net yield and deter investors. Have the current approved budget to hand.

Community and amenities. Proximity to schools, beaches and retail, and the quality of upkeep, support resale demand.

Handover status. Ready homes compete with off-plan launches. In Q2 2026, ValuStrat recorded off-plan deals as 84% of residential sales, while ready-home sales fell 28.3% year on year to 1,145. The average ready-home price nonetheless rose 10.9% to AED 1,442 per sq ft.

Tenancy in place. A tenanted unit appeals mainly to investors and is priced on its yield. A vacant unit reaches end users as well.

ADGM jurisdiction. Al Reem and Al Maryah islands sit within Abu Dhabi Global Market. The Al Reem real estate register moved to the ADGM Registration Authority on 1 January 2025, under the ADGM Real Property Regulations 2024. Transfers, permits and some rental rules therefore differ from the rest of the emirate.

How have Abu Dhabi property prices moved by area in 2025–2026?

Prices rose across most established areas over the year to mid-2026. Apartments outpaced villas, and the strongest gains came from Al Reef, Al Reem and Saadiyat. The sources below measure different things, so compare like with like. Our price per sq ft guide lists the H1 2026 asking averages by community.

Bayut's H1 2026 report gives average asking prices for ready apartments. These were AED 3,893 per sq ft on Saadiyat, AED 2,707 on Al Maryah, AED 2,393 on Yas, AED 1,859 on Al Raha Beach and AED 1,690 on Al Reem. Use them for positioning, not as achieved values.

Activity is also strong. ADREC recorded AED 86.1 billion of sales across 16,838 transactions in H1 2026, with sales value up 163.7% year on year. For the wider picture, see our Abu Dhabi property market 2026 guide.

How much does a formal valuation cost?

A DARI valuation certificate for a unit costs AED 1,000. A bank valuation typically costs AED 2,500 to 3,000 plus 5% VAT, and in a sale the buyer's bank usually commissions it. We have not found a published fee schedule for independent RICS valuations commissioned privately by sellers, so request quotes. A broker's comparative analysis is normally provided without charge as part of a sale instruction.

Why does overpricing hurt the sale?

An overpriced listing usually sells more slowly and often for less. Buyers and their advisors compare it with registered sales, and the buyer's bank values it on comparable evidence. We have not found a current published measure of the gap between asking and achieved prices, or of days on market, for Abu Dhabi. The mechanics, though, are clear:

The bank valuation caps the loan. If your price sits above the bank's figure, a mortgage buyer must fund the difference in cash or walk away.

Listings are visible and finite. Since 7 July 2025, every advert outside ADGM has needed a Madhmoun permit issued through DARI, and no more than three brokers can advertise one listing. A stale listing is easy to spot, and repeated price cuts signal that the seller is under pressure.

Ready stock competes with off-plan. Developers offer payment plans that resale owners cannot match, so a ready home has to be priced on its advantages: it can be occupied, rented or financed now.

Pricing at the evidence, then negotiating from strength, generally achieves more than starting high and reducing. Our strategic pricing service is built around this.

Can you sell with a tenant in place?

Yes. The lease generally continues with the new owner, so the buyer inherits the tenant, the rent and the lease end date. That narrows your buyer pool to investors, who will price the unit on its passing rent.

This matters more since 2 June 2026. From that date ADREC reduced the permitted annual rent increase from 5% to 0% for a temporary period, until further notice. Renewals and new agreements are referenced to the last registered Tawtheeq contract. Properties in ADGM are excluded. An investor buying a tenanted unit outside ADGM should therefore expect the current rent to hold. We have not found an official Abu Dhabi text setting a specific notice period for ending a lease because of a sale, so take legal advice before serving any notice.

What does it cost to sell property in Abu Dhabi?

Agent commission is usually the largest cost. Most other items are fixed fees or settlements that are due before transfer.

Agent commission. The market norm on resale is 2% of the price plus 5% VAT. It is negotiable, and we have not found an official ADREC or DARI text that fixes a rate.

Registration fee. The 2% transfer fee is paid by the buyer or split by agreement. Record the split in the sale agreement.

Developer NOC. Most developers require a no-objection certificate confirming that service charges are settled. Fees vary by developer; we have not found an official schedule.

Mortgage release. Request a liability letter from your bank stating the outstanding balance. For individual borrowers, early settlement fees are capped at 1% of the outstanding balance or AED 10,000, whichever is lower.

Service charges and utilities. These must be cleared to the transfer date.

Advertising permit. Your broker obtains the Madhmoun permit through DARI with your consent. On Al Reem and Al Maryah, ADGM's own advertising permit applies, launched in August 2025.

How do you get an accurate number in 7 days?

Combine registered evidence, a physical inspection and a market test. This sequence gives most owners a defensible figure within a week.

1. Day 1 — Documents. Gather the title deed, floor plan, service charge statement, lease (if tenanted) and, if mortgaged, a request for a liability letter.

2. Day 2 — Comparable sales. Pull registered sales for the same building or community over the last 6 to 12 months, and set aside off-plan sales that are not truly comparable.

3. Day 3 — Inspection. Have an advisor note the view, floor, condition, upgrades and any defects in person.

4. Day 4 — Adjustments. Adjust each comparable for size, view, floor and condition to arrive at a value range rather than a single number.

5. Day 5 — Competing supply. Review current listings and nearby off-plan launches that buyers will weigh against yours.

6. Day 6 — Official reference. Request a DARI valuation certificate if you want an official figure alongside the analysis.

7. Day 7 — Pricing decision. Set a list price, a target price and a walk-away figure, and decide whether to sell vacant or tenanted.

Should you sell now, hold or rent?

The right answer depends on your need for capital, your asset's position against new supply, and the yield you can earn by holding. Prices are well above a year ago, but ValuStrat recorded Q2 2026 as the slowest quarterly increase in two years.

Sell now if you need liquidity or want to redeploy capital, have a substantial gain to secure, or own ready stock in an area where large off-plan deliveries are due.

Hold if you have a reliable tenant on a fair rent, no need for capital, and an asset with scarce qualities such as a protected view, a prime community or a limited supply of similar units.

Rent out if the unit is vacant, a sale today would fall below your target, and the net yield after service charges justifies waiting. Bear in mind that the 0% cap limits rent increases on renewal outside ADGM.

Long-term owners weighing these options will find more in our notes for long-term owners and international sellers.

How ODZ helps owners value and sell

ODZ provides a confidential valuation based on registered comparable sales and an inspection, not on portal averages. We then set a pricing strategy with a clear list, target and walk-away figure. We present the property discreetly to our targeted buyer network before, or instead of, wide public advertising. Through to transfer, we handle negotiation and closing, coordinating the NOC, the bank and the registration platforms.

Frequently asked questions

How much is my property worth in Abu Dhabi?

Roughly what comparable units in the same building or community have recently sold for, adjusted for view, floor, layout, condition and tenancy. Values rose over the past year: ADREC reports repeat-sale prices up 20% for apartments and 12% for villas year on year in H1 2026. A comparable sales analysis gives a working figure within days.

Is there an official property valuation in Abu Dhabi?

Yes. Owners can request a valuation certificate for a single unit through DARI, using UAE PASS or a service centre, for AED 1,000. It states the approximate value of the property. Banks also commission their own valuation by a licensed valuer before approving a mortgage.

How much does a property valuation cost in Abu Dhabi?

A DARI valuation certificate for a unit costs AED 1,000. A bank valuation for a mortgage typically costs AED 2,500 to 3,000 plus 5% VAT. We have not found a published fee schedule for independent RICS valuations, so ask firms for quotes. A broker's comparable analysis is usually free.

Can I sell my Abu Dhabi property with a tenant in it?

Yes. The lease generally continues with the new owner, so the buyer inherits the tenant and the rent. Since 2 June 2026, ADREC has set the permitted annual rent increase at 0% outside ADGM until further notice, so investors will price the rent in place. Take legal advice before serving any notice.

What are the costs of selling property in Abu Dhabi?

The main item is agent commission, where the market norm on resale is 2% plus 5% VAT; it is not fixed by law. Add the developer NOC fee, any mortgage settlement (early settlement fees are capped at 1% of the balance or AED 10,000, whichever is lower, for individuals) and outstanding service charges. The 2% registration fee is split by agreement.

Do I need a Madhmoun permit to advertise my property?

Yes, outside ADGM. Since 7 July 2025 every property advert in Abu Dhabi needs a Madhmoun permit issued through DARI, and no more than three brokers can advertise one listing. On Al Reem and Al Maryah islands, ADGM issues its own advertising permit.

Is now a good time to sell property in Abu Dhabi?

Prices are higher than a year ago, but growth is slowing: ValuStrat's index rose 2.1% in Q2 2026, its slowest quarter in two years. Selling suits owners who need liquidity, hold an asset facing new competing supply, or have a gain to lock in. Holding suits owners with a strong tenant and no need for capital.
