What is Al Ghadeer like?
Al Ghadeer is a suburban masterplan by Aldar on the E11, right at the border with Dubai. The first phases, scheduled for handover from 2021, are mainly maisonettes and townhouses arranged around pools, parks and play areas, with a community farm concept called Harvest. Later releases add larger townhouses and villas. The full plan, about 14,400 homes delivered over more than 15 years, makes it one of Aldar’s largest communities. It is a quieter, more affordable alternative to the island districts, closer in feel to Al Reef than to Saadiyat or Yas.
Can foreigners buy property in Al Ghadeer?
Aldar sells Al Ghadeer homes as freehold, and portal listings for the 2026 release show freehold ownership with Abu Dhabi’s 2% registration fee. Broker listings place the community within the Seih Al Sedirah masterplan, one of the original investment zones on the 2019 list, and developer guides name Al Ghadeer among the areas open to foreign buyers. We have not seen an official designation that names Al Ghadeer itself, so confirm the tenure of the specific unit on DARI before you commit, as our freehold areas guide recommends for every area outside the best-known zones.
What do homes in Al Ghadeer cost?
For ready apartments, Bayut’s H1 2026 reports put Al Ghadeer at about AED 1,039 per sq ft, the lowest asking price of any freehold area it tracked, with a projected gross yield of 8.44%, second only to Al Reef. Those are asking prices and asking rents, not registered sales. For the newer townhouses and villas, the clearest dated reference is Aldar’s own pricing. Property Finder’s page for Al Ghadeer Gardens, the May 2026 release, listed two-bedroom townhouses from about AED 1.7m (1,650 sq ft), three-bedroom townhouses from about AED 2.2m and four-bedroom villas from about AED 3m, on a 5% down, 50% during construction and 45% on handover plan with completion scheduled for late 2029. Those are launch prices for off-plan homes. Ready maisonettes and townhouses in the earlier phases trade on the resale market at different levels, so price any resale against registered sales in the same phase rather than against launch prices.
Building-level rental data is thinner than the area average suggests. If you are buying to let, take the rent from registered Tawtheeq contracts for comparable units, then work through our rental yields guide to get from gross to net after service charges.
Who should buy in Al Ghadeer?
Al Ghadeer suits first-time buyers who want a townhouse rather than a flat, households with one partner working in Abu Dhabi and the other towards Dubai South or Jebel Ali, and investors looking for an entry price for a villa or townhouse in Abu Dhabi. Aldar reported that 64% of Al Ghadeer Gardens sales went to expatriate residents and overseas buyers and 83% to first-time Aldar customers. It suits buyers less well if they want to be near central Abu Dhabi, the beaches or the cultural district. See our first-time buyer guide for the costs and steps.
What about schools, transport and daily life?
The community sits beside the E11, with links to the E311 and the wider Dubai road network. Listing sources put Al Maktoum International Airport roughly 15 to 20 minutes away by car and Zayed International Airport roughly 35 minutes, with central Abu Dhabi closer to 50 minutes. A car is essential. Aldar Education plans Al Ghadeer British School, a British-curriculum school for more than 2,800 students, opening for the 2030 academic year. Until then, families typically use schools in Dubai Investments Park and the wider Dubai South area or travel towards Abu Dhabi. Day-to-day shopping is local, with larger malls on the Dubai side.
What are the pros and cons of Al Ghadeer?
| Pros | Cons |
|---|---|
| One of the lowest entry prices for an Aldar townhouse or villa | About 50 minutes from central Abu Dhabi |
| Between Abu Dhabi and Dubai South, on the E11 | Car-dependent; limited public transport |
| Large, branded masterplan with community amenities | Long build-out means ongoing new supply in the same community |
| Off-plan payment plans with 45%–50% on handover | Planned British school not due until 2030 |
| Strong recent demand: the 2026 release sold out | Little published rental or resale data |
How ODZ advises on Al Ghadeer purchases
In a masterplan that will keep releasing new phases for years, the main risk is paying a launch premium on a unit that later competes with the next release. ODZ compares launch prices with resale prices in the finished phases, checks the payment plan against your cash flow and mortgage capacity, and confirms the unit’s tenure on DARI. For buyers weighing a new release against a finished home, our ready vs off-plan guide sets out the trade-offs.
