What should you check before buying property in Abu Dhabi?
Twelve checks cover most of the risk in a purchase. Do them before any money changes hands, not after the sale agreement is signed:
| # | Check | How | Why it matters |
|---|---|---|---|
| 1 | Tenure and zone | Title deed or DARI record | Foreigners can hold freehold only in investment zones |
| 2 | Registered owner | Seller’s current DARI title deed certificate | Only the owner, or their attorney, can sell |
| 3 | Unit details | Plot, building, unit and area against the deed | You buy what is registered, not what was shown |
| 4 | Broker licence | ADREC licence and DARI directory | Unlicensed brokers cannot legally act |
| 5 | Advertising permit | Madhmoun permit or QR code on the advert | Issued only for properties verified on DARI |
| 6 | Price evidence | Registered sales and a DARI valuation certificate | Banks lend on valuation, not on price |
| 7 | Mortgage on the unit | Ask the seller; bank liability letter | The loan must be cleared at transfer |
| 8 | Service charges | Approved budget and clearance from the developer or manager | Arrears can delay the NOC |
| 9 | Developer NOC | Request early from the developer | Needed for most developer-managed and off-plan units |
| 10 | Existing lease | Registered Tawtheeq contract | The lease and its rent generally continue after a sale |
| 11 | Off-plan registration | Project and unit on DARI; Interim Real Estate Register | An unregistered off-plan sale is not binding |
| 12 | Condition | Inspection or snagging report | Defects are cheaper to price in before you sign |
How do you check ownership and tenure?
Ask the seller for a current title deed certificate from DARI, not a photo of an old paper deed, and match the owner’s name and ID with the seller and every co-owner. Check the tenure: freehold, musataha or usufruct, and the remaining term of any right. Our guides to the title deed and to musataha and usufruct explain what to look for, and the freehold areas guide covers the investment zones.
How do you check the broker and the listing?
Ask for the brokerage’s licence and the agent’s ADREC Broker Licence Number, then look the broker up in DARI’s directory. Every advert must carry a Madhmoun permit, and no more than three brokers can advertise the same property. ADREC’s advice is not to sign anything unless the broker has one (Gulf News, August 2025). Sign only the approved brokerage contract on DARI, and never pay a deposit into a personal account. Our agent guide has the full checklist.
Which financial checks matter before you commit?
Price. Compare the asking price with registered sales of similar units and, if you want an official reference, a DARI valuation certificate (AED 1,000). If you are borrowing, the bank lends on the lower of price and valuation, and you fund any gap.
Seller’s mortgage. If there is one, the transfer must include the bank’s liability letter and release.
Service charges. Ask for the building’s approved budget per square foot and confirm the seller is up to date; see our service charges guide.
Your own costs. Budget about 4% to 5% on top of the price; see our buying costs guide.
What extra checks apply to a tenanted unit?
Ask for the registered Tawtheeq contract, the rent, the end date and the deposit. The lease generally continues with the new owner. While ADREC’s 0% rent cap applies (since 2 June 2026, until further notice), the last registered rent is the rent you can charge on renewal, so that, not a portal asking rent, is your realistic income. If you want to move in, check the notice rules in our landlord guide before you agree a completion date.
What extra checks apply to off-plan property?
Confirm that the developer is licensed and the project is registered on DARI, that your purchase will be entered in the Interim Real Estate Register and that payments go into the project’s escrow account. Off-plan adverts need a Madhmoun project permit. Read the sale and purchase agreement for the payment schedule, delay provisions, specification and cancellation terms, which DMT Decision No. 165 of 2025 now addresses. Our off-plan guide covers the protections, and our guide to reselling off-plan before handover helps if you are buying from a first buyer rather than the developer.
Should you inspect the property before you buy?
Yes. For a new unit, book a snagging inspection before handover; for a resale, an independent inspection of the air conditioning, plumbing, damp and finishes gives you evidence to renegotiate or ask for repairs before transfer. Our handover and snagging guide explains what to look for.

Frequently asked questions
What checks should I do before buying property in Abu Dhabi?
Confirm the tenure, the registered owner and the unit details on a current DARI title deed certificate; check the broker’s licence and the Madhmoun permit; review price evidence, service charges, any mortgage and the developer NOC; read any Tawtheeq lease; and inspect the unit.
How do I verify a property owner in Abu Dhabi?
Ask for a current title deed certificate issued through DARI, or ADGM on Al Reem and Al Maryah, and match the owner’s name and ID with the seller, every co-owner or a properly notarised power of attorney.
How do I check if an Abu Dhabi listing is genuine?
Check that the advert carries a Madhmoun permit, which is issued only for properties verified on DARI, and that the broker holds an ADREC licence listed in DARI’s directory.
What should I check before buying off-plan in Abu Dhabi?
That the developer is licensed, the project is registered on DARI, your purchase will be entered in the Interim Real Estate Register, payments go to escrow, and the sale agreement’s payment, delay and cancellation terms are clear.
Do I need a lawyer to buy property in Abu Dhabi?
It is not required for a standard purchase, which is registered on DARI. A lawyer is worth considering for complex cases: musataha or usufruct rights, company purchases, powers of attorney from abroad or disputes.
