Can you get a UAE retirement visa by owning property in Abu Dhabi?

Yes. The retirement visa is a 5-year residence permit for people who have stopped working, and owning property is one of the ways to meet its financial test. Abu Dhabi's official visa pages (the Abu Dhabi Residents Office and the Department of Economic Development's long-term residency portal) list it under the Abu Dhabi non-working visas, with applications following the rules of the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP).

The property route requires ownership of one or more properties in the UAE valued at no less than AED 1,000,000, assessed by the competent authority in the emirate. In Abu Dhabi the supporting documents are a real estate unit value certificate and a search certificate from the Department of Municipalities and Transport (DMT) or another competent authority, which confirms the property is not subject to a judicial seizure.

What are the eligibility requirements?

The federal government portal, u.ae, sets the personal conditions: you must be at least 55 years old at retirement and have worked for at least 15 years, inside or outside the UAE. Abu Dhabi's pages then list the financial routes. You need to meet one:

The two official sources do not word the routes identically, so treat the table as a guide and check the current criteria with ICP before you apply.

Does a mortgaged or off-plan property qualify?

Mortgaged property. Abu Dhabi accepts a mortgaged property if the amount already paid to release the mortgage is at least AED 1,000,000 when you apply. In practice that means your own equity, deposit plus capital repaid, must reach AED 1m; a property worth AED 1.5m with AED 900,000 still owed would not qualify on its own.

Off-plan property. Abu Dhabi's retirement visa pages do not address off-plan property. For Dubai, Gulf News reports that off-plan homes are not eligible, and older legal commentary took the same view. The safest assumption is that you need a completed, registered unit with a title deed. If you are buying off-plan with retirement in mind, confirm with ICP before relying on it. Our handover guide explains when an off-plan registration becomes a title deed.

How is the retirement visa different from the Golden Visa?

Both can be obtained through property, but the thresholds and terms differ. The 10-year Golden Visa for real estate investors needs property worth at least AED 2,000,000 and has no age requirement; see our Golden Visa guide. The retirement visa needs half that value but is for retirees and runs for 5 years.

If your property is worth AED 2m or more, the Golden Visa is usually the stronger option because of its length. If it is worth between AED 1m and AED 2m, the retirement visa may be the route that fits.

Does the property value use the price you paid?

No. The official wording is that the property must be valued at no less than AED 1,000,000 by the competent authority in the emirate, which in Abu Dhabi is evidenced by a real estate unit value certificate. A DARI valuation certificate costs AED 1,000 per unit. If you bought close to AED 1m, order the valuation before you apply, because a value below the threshold fails the test even if your purchase price was above it. Several properties can be combined, according to the official wording of one or more properties. Our valuation guide explains how the official value is set.

What happens when the visa needs renewing?

The retirement visa is issued for 5 years. The official pages we checked do not set out renewal rules, but residence visas are generally renewed only if you still meet the conditions at the time, so plan on qualifying again. If you have sold the property or the outstanding mortgage has changed your position, you would need to qualify through another route. Keep the property in your own name; ownership arrangements such as a company or a spouse's name can complicate eligibility. Dubai's rules, for example, require the applicant to own the property personally or own the company 100%, and Abu Dhabi may take a similar view. See buying in a company name for the tax side of that choice.

Which Abu Dhabi areas suit retirees?

Retirees usually look for quieter, walkable communities with healthcare, beaches and lower maintenance. Saadiyat Island offers beaches and the cultural district; Al Raha Beach offers waterfront apartments close to the airport; Al Reef and Al Ghadeer offer lower entry prices, with ready apartments advertised at about AED 1,065 and AED 1,039 per sq ft (Bayut, H1 2026). See our price per sq ft guide and best areas guide to compare.

Frequently asked questions

How much property do you need for a UAE retirement visa in Abu Dhabi?

Property in the UAE worth at least AED 1,000,000, as valued by the competent authority. Several properties can count. If the property is mortgaged, at least AED 1,000,000 must already have been paid towards it.

What is the minimum age for the UAE retirement visa?

The federal government portal, u.ae, says applicants must be at least 55 years old at retirement and have worked for at least 15 years inside or outside the UAE.

Can I get a retirement visa with a mortgaged property?

Yes, if the amount already paid to release the mortgage is at least AED 1,000,000 when you apply, according to Abu Dhabi's official visa pages. The outstanding loan does not count towards the threshold.

Does off-plan property qualify for the retirement visa?

Abu Dhabi's pages do not say. In Dubai, off-plan property is reported as not eligible. Assume you need a completed unit with a title deed and confirm with ICP before relying on an off-plan purchase.

Is the retirement visa better than the Golden Visa?

Not if you qualify for both. The Golden Visa lasts 10 years and needs property worth at least AED 2m, with no age limit. The retirement visa lasts 5 years and needs AED 1m, so it suits retirees with property between AED 1m and 2m.

How long is the UAE retirement visa?

Five years. The official pages do not detail renewal; expect to show again that you meet a financial route when you renew.
