Cash or Mortgage: How Should You Pay for Abu Dhabi Property? (2026)

It depends. Paying cash saves about 1% of the price in mortgage fees and interest at advertised rates of roughly 3.75% to 4.7%, and can strengthen your offer. A mortgage keeps capital free and lifts the return on your own money when rent and growth beat the rate. For a Golden Visa, your equity must reach AED 2 million.

How do the numbers compare on an AED 2 million investment property?

Assumptions: an AED 2,000,000 apartment bought to let; net rent after service charges, vacancy and management of AED 92,000 a year (4.6%, as in our rental yields guide); a 60% investment mortgage over 25 years at an illustrative 4.20%; the buyer pays the full 2% registration fee and a 2% commission plus VAT. Figures are year one only and ignore principal repayments, which build equity. Our ROI guide runs the same property over five years, including the sale. Already have a mortgage? The monthly mortgage payment would be about AED 6,467 (AED 77,600 a year), so the rent still covers it, with about AED 14,400 a year left over. The lesson is the usual one about leverage: it magnifies the result in both directions. A higher rate, a weaker rent or a vacancy can turn a small advantage into a loss.

Does paying cash get you a better price in Abu Dhabi?

It can help. A cash buyer removes the bank valuation and approval from the timeline, which matters to a seller who needs certainty or speed. A mortgage buyer is also limited by the bank’s valuation: if it comes in below the agreed price, the buyer has to fund the gap. In a market where prices have risen quickly, valuation gaps are common, so cash, or a large deposit, gives you more room to negotiate.

How does a mortgage affect the Golden Visa?

Mortgaged property can qualify, but ADRO and ADDED guidance requires the investor’s own equity to be at least AED 2,000,000, with the loan from a UAE bank. On an AED 3,000,000 property, the loan could be no more than AED 1,000,000. A cash buyer of a property worth AED 2,000,000 or more meets the value test outright. Our Golden Visa guide has the full conditions. The 5-year retirement visa has its own paid-up rule for mortgaged property.

Should you pay cash or borrow for off-plan property?

Off-plan mortgages are capped at 50% of the value, and banks usually lend only near completion, so most off-plan buyers pay the developer from their own funds through a payment plan. A plan that defers a large share to handover works like interest-free finance, but you must be able to fund or mortgage the balance when it falls due. See our off-plan guide. For how the handover balance is funded, see off-plan payment plans explained.

Which suits which buyer?

BuyerLikely fitWhy
Owner-occupier with stable salaryMortgage, often 80%First-home limits are generous and capital stays free
Investor seeking incomeCash or low leverageNet yield near the mortgage rate leaves little margin
Investor seeking growthModerate mortgageLeverage helps if growth continues; stress-test a fall
Golden Visa applicantCash, or equity of AED 2m or moreThe equity rule limits borrowing
Non-residentCash or 50–60% mortgageFewer lenders and lower limits

You do not have to choose once and forever. UAE early settlement fees for individuals are capped at 1% of the outstanding balance or AED 10,000, whichever is lower, so borrowing now and repaying early later is relatively cheap.

Frequently asked questions

Is it better to buy property in Abu Dhabi with cash or a mortgage?

It depends on the numbers. Cash avoids interest and about 1% in mortgage fees and makes your offer stronger. A mortgage keeps capital free and raises the return on your own money only when the property’s return beats the borrowing rate.

What does a mortgage add to the cost of buying in Abu Dhabi?

Registration at 0.1% of the loan, a bank valuation of about AED 2,500 to 3,000 plus VAT and an arrangement fee of up to 1% of the loan plus VAT, plus life and property insurance and interest.

Can I get a Golden Visa with a mortgaged property in Abu Dhabi?

Yes, if the loan is from a UAE bank and your own equity in the property is at least AED 2 million, according to ADRO and ADDED guidance.

Do cash buyers get discounts in Abu Dhabi?

Not automatically, but a cash buyer removes the bank valuation and approval risk, which can help in negotiation, especially when a bank valuation would come in below the agreed price.

Can I repay an Abu Dhabi mortgage early?

Yes. For individuals, the Central Bank caps early settlement fees at 1% of the outstanding balance or AED 10,000, whichever is lower.
