Refinancing a Mortgage in Abu Dhabi: Buyouts, Equity Release and When Switching Pays (2026)

Refinancing in Abu Dhabi usually means a buyout: a new bank pays off your existing mortgage and registers its own. The old bank’s early settlement fee is capped at 1% of the balance or AED 10,000, whichever is lower. Switching typically pays when the rate saving recovers valuation, registration and any arrangement fees within two to three years.

What does refinancing a mortgage mean in Abu Dhabi?

There are three common versions. A buyout moves your loan to a new bank, usually for a lower rate or better terms. A rate switch stays with your current bank and moves you onto a new fixed or variable product. Equity release borrows more against a property you own, either as a cash-out buyout or a top-up with your current lender. In each case the property stays in your name; only the loan and its registration change, so the 2% sale registration fee does not apply.

Most borrowers look at refinancing when an introductory fixed rate ends and the loan reverts to EIBOR plus a margin. Our mortgage guide explains how rates are built and where EIBOR stands.

How does a mortgage buyout work, step by step?

A typical Abu Dhabi mortgage buyout (order and timing vary by bank)

2. Approval in principleNew bank checks income, debt burden ratio (max 50%) and credit recordNew bank

6. Release and new registrationOld mortgage released; new mortgage registered on the titleDARI, or ADGM on Al Reem and Al Maryah

Insurance usually moves too: the new bank will want life cover and property insurance assigned to it, so line up the new policy before the old one is cancelled.

How much does it cost to refinance?

Early settlement fee. The Central Bank capped the fee for individuals at 1% of the outstanding balance or AED 10,000, whichever is lower, in October 2019. On a balance above AED 1m, the cap is AED 10,000. Ask for the figure on the liability letter; some buyout offers cover it.

Valuation. Usually AED 2,500 to 3,000 plus VAT, sometimes refunded by the new bank.

Arrangement or processing fee. Up to 1% of the loan plus VAT on some products; often reduced or waived on buyouts.

Registration. Registering the new mortgage costs about 0.1% of the loan in Abu Dhabi, plus any release fee. Fees for modifying an existing mortgage (for example extending the term) are lower and are published on DARI and TAMM.

Our buying costs guide lists the same fees on a purchase.

When does switching banks pay off?

Compare the monthly saving with the total cost of switching. Example: an AED 1,200,000 balance with 20 years left, moving from 5.00% to 4.25%. The repayment falls from about AED 7,919 to AED 7,431 a month, a saving of about AED 489 a month, or AED 5,860 a year.

Costs: early settlement AED 10,000; valuation AED 3,150 including VAT; registration about AED 1,200; arrangement fee AED 12,600 including VAT where charged. Check how long the new rate is fixed: a low rate fixed for one or two years can revert to a higher margin before you break even.

Can you release equity from an Abu Dhabi property?

Yes, within the lending limits. A bank will lend against the current valuation, but the Central Bank’s loan-to-value caps still apply: for expats, up to 80% on a first home worth AED 5m or less and 60% on a second or investment property, and your repayments across all loans must stay within 50% of income. If your property has risen in value, a cash-out refinance can fund a deposit on another property; our cash vs mortgage guide and ROI model show how leverage changes the return.

Golden Visa holders, check first. If your visa relies on a mortgaged property, ADRO requires at least AED 2m of your own capital in it. Borrowing more against the property can take you below that, so confirm with ADRO before you release equity; see our Golden Visa guide.

Can you remove a co-borrower when refinancing?

A refinance is the usual way to take a name off a joint loan, for example after a separation or when one co-owner buys the other out. The remaining borrower has to qualify alone on income and debt burden. If the ownership on the title deed is changing too, that is a transfer between owners, registered separately on DARI. Our guide to buying property jointly covers the exit options.

What else should you check before refinancing?

The whole cost, not the headline rate. Compare the reversion margin over EIBOR, the fixed period, fees and any insurance requirements.

Selling soon? If you might sell within a year or two, the switching costs may never be recovered, and you will pay a settlement fee again at the sale. Our selling guide covers the mortgage release on a sale.

Al Reem and Al Maryah. Property on these islands is on the ADGM register, so the release and new registration go through the ADGM Registration Authority.

Frequently asked questions

How much is the early settlement fee on a UAE mortgage?

For individual borrowers, the Central Bank caps it at 1% of the outstanding balance or AED 10,000, whichever is lower. The cap applies to full and partial early settlement, including when you move the loan to another bank. Your current bank’s liability letter will state the exact amount.

What is a mortgage buyout in the UAE?

A buyout is when a new bank pays off your existing home loan and registers its own mortgage on the property, usually to give you a lower rate or better terms. The property stays in your name, so no sale registration fee applies, but you pay or negotiate the settlement, valuation and registration fees.

How long does a mortgage buyout take in Abu Dhabi?

Often a few weeks. The main stages are the liability letter from your current bank, approval and valuation by the new bank, settlement between the banks, and release and re-registration on DARI. Delays usually come from documents and bank-to-bank coordination rather than registration.

Can I refinance to take cash out of my Abu Dhabi property?

Yes, if the valuation supports it. Banks lend within the Central Bank’s caps, for expats up to 80% on a first home of AED 5m or less and 60% on investment property, and total repayments must stay within 50% of income. Equity release can affect a property-based Golden Visa, so check first.

Is it worth refinancing for a small rate cut?

Work out the break-even. In our example, a 0.75-point cut on AED 1.2m over 20 years saves about AED 5,860 a year. If you pay every fee, switching costs about AED 27,000 and takes over four years to recover; if the new bank covers most fees, it pays back within months.

Do I pay the 2% registration fee when refinancing?

No. The 2% fee applies to a sale. A refinance changes only the mortgage, so you pay the mortgage registration fee, about 0.1% of the new loan in Abu Dhabi, and any release fee. A change of owners on the title deed is a separate transfer with its own fees.
