Jubail Island Property Guide
Jubail Island suits buyers who want a large villa or plot in a quiet, mangrove-lined community between Yas and Saadiyat. It was on the 2019 list of zones where foreigners can buy freehold, the developer reports every released unit sold, and handovers began in 2024, so most buying today is resale.

What is Jubail Island like?
Jubail Island is a master-planned residential island set among mangrove channels between Yas Island and Saadiyat Island, just off the E12. The developer says only about a fifth of the island is built on, and the plan is deliberately low-density: six villages of villas, townhouses and a smaller number of apartments, linked by cycling tracks, walking routes and boardwalks through the mangroves. Souk Al Jubail holds the retail centre, with a Spinneys supermarket that opened in 2024, and the island has a marina and community centres. The feel is closer to a gated garden suburb than to the busier resort setting of Yas Island.
Can foreigners buy property on Jubail Island?
Yes. Jubail Island appeared on the April 2019 list of areas where non-GCC nationals can buy freehold, published when Abu Dhabi widened foreign ownership, and the freehold areas guide lists its villages as investment zone villages. Because tenure in Abu Dhabi is fixed plot by plot, confirm the right attached to the specific villa or plot on its title deed and on DARI before you sign. Property here is registered with ADREC through DARI, not with ADGM.
What do homes on Jubail Island cost, and what do they rent for?
Jubail Island is not covered in Bayut’s H1 2026 area tables, and with a few hundred villas in a market of large, individually specified homes, portal asking prices vary too widely to quote as an average. Expect the island to trade at the upper end of Abu Dhabi’s villa market, with plot size, waterfront position and the village making large differences. The reliable reference for a specific home is registered sales of comparable villas in the same village, which you can check through DARI or with a valuation certificate; our valuation guide explains the methods.
Rental evidence is also thin because many homes have only recently been handed over and are owner-occupied. If you are buying to let, model the rent from registered Tawtheeq contracts for similar villas rather than from asking rents, and allow for the service charges set by the community manager, Jubail Island Community Management.
Who should buy on Jubail Island?
Jubail suits families who want space and quiet within reach of the city, buyers who want to build on a plot, and long-term owners for whom low density and a finite stock are the point. It is less suited to yield-first investors, studio and one-bedroom buyers, or anyone who needs a fast exit: with a small pool of large homes, resale takes longer and depends on finding the right buyer. For a broader comparison, see villa vs apartment in Abu Dhabi and the best areas to buy.
What about schools, transport and daily life?
The island is reached by its own bridge from the E12, so Yas Island and Saadiyat Island are a short drive away and Zayed International Airport and the city centre are both within a typical car commute. Public transport is limited and a car is needed. On the island, the developer lists Redwood Center of Excellence, a nursery for children from six months to six years, opening in 2026, and a Gordonstoun school for ages 4 to 18, planned to begin operations in early 2027. Until it opens, families use the established schools on Saadiyat, Yas and the mainland. Check the current school timetable directly with the operators before relying on it.
What are the pros and cons of Jubail Island?
| Pros | Cons |
|---|---|
| Low-density villas among mangroves, with a finite planned stock | Few transactions, so pricing evidence is thin |
| Central location between Yas and Saadiyat, off the E12 | Car-dependent; limited public transport |
| Freehold zone listed since 2019, registered on DARI | Large ticket sizes narrow the resale buyer pool |
| Plots available for buyers who want to build | On-island secondary school not yet open |
| Retail centre, marina and community facilities already open | Parts of the island still under construction until 2027 |
How ODZ advises on Jubail Island purchases
In a small villa market, value sits in the detail: the village, the plot, the orientation to the water and the build quality of each home. ODZ compares a shortlisted villa with registered sales in the same village, checks the title and community charges, and, for plots, reviews the design guidelines and build timeline before you commit. We also look at how long similar homes have taken to resell, so the price you pay leaves room for a sensible exit. Our due diligence checklist covers the checks we run on every purchase.
Frequently asked questions
Is Jubail Island freehold for foreigners?
Yes. Jubail Island was on the April 2019 list of Abu Dhabi areas where non-GCC nationals can buy freehold property, and its villages are described as investment zone villages. Tenure is set plot by plot, so confirm the right attached to the specific unit on DARI before signing.
Who is the developer of Jubail Island?
Jubail Island is owned by Jubail Island Investment Company (JIIC) and developed by LEAD Development. Community services and service charges are handled by Jubail Island Community Management.
Has Jubail Island been handed over?
Partly. Title deeds for land plots began in 2023 and the first 44 villas were handed over in Nad Al Dhabi village in April 2024. The developer is handing over the remaining homes in phases, with work scheduled to continue into 2027.
Are there schools on Jubail Island?
The developer lists a Redwood Center of Excellence nursery opening in 2026 and a Gordonstoun school for ages 4 to 18 planned to start operating in early 2027. Until then, families use schools on Saadiyat, Yas and the mainland.
Can you still buy off-plan on Jubail Island?
The developer reported in 2024 that all released residential units had sold, so most buying is now resale, including assignments of homes still under construction. Check any new release directly with the developer and confirm it is registered on DARI.
