Every capital deployment begins with an honest assessment of the market and its risks. ODZ evaluates macroeconomic signals, district performance, liquidity trends and supply constraints to identify opportunities that are structurally resilient.
The wider economic picture
Real estate performance is shaped by population growth, employment, government investment and capital flows. We consider these drivers to understand the conditions an investment will be exposed to over its holding period.
District-level performance
Markets are local. We examine price and rent history, transaction volumes and the balance between existing and upcoming supply in each district, which often explains why neighbouring areas perform very differently.
Liquidity and downside risk
We also ask how easily an asset could be sold if circumstances change, and what could go wrong: oversupply, weak tenant demand, construction delay or pricing that already assumes future growth. Understanding the downside is central to our approach.
