Supply is one of the most reliable influences on long-term value. ODZ prioritises mature neighbourhoods with limited future inventory and a strong history of absorbing new stock.
Why supply matters
When new supply outpaces demand, rents and prices come under pressure, however attractive the location. When supply is constrained, existing assets benefit from sustained competition among buyers and tenants.
Identifying constrained districts
We examine the development pipeline, the remaining land available in each area and planning constraints. Districts that are largely built out, or where geography and regulation limit new development, often offer greater long-term stability.
Absorption history
Past performance offers useful evidence. Districts that have absorbed new projects quickly, with sustained occupancy and resale activity, have demonstrated genuine depth of demand.
