How much do property managers charge in Abu Dhabi?

There is no regulated tariff for managing a rented home, so fees are agreed with each company. The ranges below are the ones most often quoted in 2026 market guides; treat them as a starting point for comparing proposals rather than as fixed prices.

Ask every company to quote on the same basis: whether the percentage is charged on contracted rent or on rent actually collected, and which services carry an extra fee.

What is the difference between a leasing fee and a management fee?

A leasing fee is a one-off charge for finding and signing a tenant: advertising (each advert needs a Madhmoun permit), viewings, checking the tenant, drafting the lease and registering it on Tawtheeq. A management fee is the ongoing charge for running the tenancy once it starts. Some landlords pay only the leasing fee and manage the tenancy themselves; owners who live abroad usually pay both. If the same company does both, ask whether the leasing fee is waived or reduced at renewal, since the work then is mostly paperwork.

What should a management fee include?

A full-service agreement in Abu Dhabi typically covers rent collection and chasing late payments or cheques, the tenant’s day-to-day requests, routine maintenance coordination, periodic inspections, lease renewals and their Tawtheeq registration, handling notices under the rental rules, and a statement of income and costs. Major repairs, refurbishment, contractor mark-ups, utility deposits and legal action are often outside the fee.

Rent rules matter here. While ADREC’s 0% rent cap applies (since 2 June 2026, until further notice), a manager cannot simply raise the rent at renewal, so be wary of income projections that assume it. Our landlord guide and the Abu Dhabi rental index guide explain what you can charge.

Is a property management fee the same as a service charge?

No. The service charge pays for the building or community: common areas, security, lifts, cleaning and facilities. Under Administrative Decision No. 25 of 2025, developers must appoint an ADREC-accredited management company for jointly owned property within 30 days of handing over the first unit, and ADREC approves the annual budget and service fees; fees charged without that approval are unenforceable (A&O Shearman, 2026). The property management fee is a private arrangement between you and the company that looks after your own unit and tenant. You usually pay both. See our service charges guide for typical rates by community.

How much do management fees reduce your rental yield?

Fees come off income, so they fall straight through to your net yield. Take an AED 1,500,000 apartment let at AED 100,000 a year, a gross yield of 6.7%, with an assumed AED 18,000 service charge and AED 3,000 of routine maintenance:

Illustrative net yield on an AED 1,500,000 apartment let at AED 100,000 a year. Assumptions, not quotes: 7% management fee, a one-month leasing fee every two years, AED 18,000 service charge, AED 3,000 maintenance. Excludes vacancy and mortgage costs.

The managed figure is lower, but the self-managed one assumes your own time is free, that you can handle a tenant from abroad, and that the unit is never empty for long. For many overseas owners, a manager who shortens vacancies pays for much of the fee. Our rental yields guide walks through the full gross-to-net calculation.

What do holiday-home operators charge?

Short-term letting in Abu Dhabi needs a Department of Culture and Tourism (DCT) holiday home licence, and many owners hand the unit to a licensed operator. Operators commonly take 15% to 25% of gross booking revenue, sometimes with an onboarding charge for photography and set-up, while cleaning, linen, utilities and platform fees may be passed on separately. Gross revenue can be higher than a long-term rent, but occupancy is not guaranteed and costs are higher, so compare the two on net income. Our holiday home licence guide covers the rules.

How do you choose a property manager in Abu Dhabi?

Ask for a written agreement that lists every fee and what triggers it, and check how it can be ended. Confirm the company is licensed for the activity, ask for a sample monthly statement, and agree a spending limit above which repairs need your approval. Check that rent is paid into a client account, not a personal one, and that the company registers every lease on Tawtheeq in good time. For off-plan buyers, line the manager up before handover so the unit is snagged, furnished if needed and let without a gap. If you are still deciding whether to hold or sell, our valuation guide helps you set the two side by side.

Frequently asked questions

How much do property management companies charge in Abu Dhabi?

Most quote 5% to 8% of the annual rent for managing a long-term let, and some up to 10% for a fuller service or a fixed yearly fee for smaller units. Finding a tenant is often billed separately, frequently around one month’s rent.

Who pays the property management fee, the landlord or the tenant?

The landlord pays the management fee, because the manager works for the owner. Tenants pay their own costs, such as the Tawtheeq registration, the security deposit and, where agreed, a broker’s fee on the lease.

Is the service charge part of the management fee?

No. The service charge pays for the building or community and is set by its ADREC-accredited management company under an ADREC-approved budget. The property management fee is a separate charge for looking after your own unit and tenant.

How much do holiday home management companies take in Abu Dhabi?

Licensed holiday-home operators commonly take 15% to 25% of gross booking revenue, and may pass on cleaning, linen, utilities and platform fees separately. The unit also needs a DCT holiday home licence.

Is it worth using a property manager in Abu Dhabi?

For owners abroad, usually yes: a manager handles rent, maintenance, renewals and Tawtheeq, and shorter vacancies can offset much of a 5% to 8% fee. Local owners with time and a single easy unit often manage themselves and pay only a leasing fee.

Can a property manager raise my tenant’s rent in 2026?

Not while ADREC’s 0% rent cap applies, which it has since 2 June 2026 until further notice. Renewal rent stays at the last registered Tawtheeq rent, so income projections should not assume increases.
